Apartments scheme could transform open space near Rotunda

New one and two-bedroom homes could transform an open space near to North Liverpool’s Rotunda.

Plans to develop the four-storey building on a plot of land at Stanley Road, Lancaster Road and Great Mersey Street will go before Liverpool City Council’s planning committee.

Applicant Via Developments Plc is looking to create 19 one-bedroom and 14 two-bedroom units at the site, which has been clear of buildings for around 30 years and is now a grassed area crossed by footpaths.

If given the go-ahead the development would also be accompanied by associated pedestrian access from Stanley Road and vehicular access of Lancaster Street, as well as a basement car park.

According to a report to be considered by the planning committee, 89 indivdually signed pro-forma letters and three separate emails were submitted objecting to the scheme on the basis that the land is used by the local community on a daily basis and for organised functions, and that the nearby Rotunda has already applied for the same site to become a Village Green.

The community-led Rotunda college, based on Great Mersey Street, is also said to have objected to the application on the same grounds.

However the council planning report states: “The interim head of planning notes the concerns raised by local residents, schoolchildren and The Rotunda in relation to the redevelopment of this land which has been used previously, on an ad hoc basis, for recreational pursuits.

“The land, which is in private ownership, has the appearance of greenspace, however there were previously buildings on the land, and is allocated as a primarily residential area and he therefore considers that the principle of the proposal is acceptable subject to other plan policies.”

The project is recommended for approval subject to conditions when the planning committee meets next Tuesday (25 July).
